Stemmons is Dallas's original industrial spine, running along I-35E just northwest of downtown next to the Trinity rail yards. It's one of the oldest industrial corridors in the metroplex, and the building stock reflects that history.

Expect older, smaller-footprint buildings - a lot of them flex-distribution hybrids with lower clear heights than you'd find in the suburban corridors - but the tradeoff is a location advantage that's genuinely hard to replicate: close-in access to downtown Dallas and the urban core around it.
