What We Do

Site Selection & Space Search

We check DFW inventory against your actual requirements - clear height, dock configuration, trailer parking, power capacity, rail access - before you ever set foot in a building.

Most warehouse searches happen backwards: tour first, hope the specs line up later. We do it the other way around. Before we bring you a single listing, we sit down and build a real spec sheet - clear height, column spacing, door count and type, parking ratios, power service, sprinkler class, rail spur needs if you have them. That sheet drives the search, not a generic feed of whatever's on the market that month.

DFW carries more than 900 million square feet of industrial space across eight corridors, and it turns over fast. New listings, sublease space, buildings that never officially hit the open market - we track all of it, so the handful of options we bring you actually reflect what's available, not just what a leasing broker happens to be pushing that quarter.

Every building that makes it onto your shortlist gets checked against your operation first. Racking plan doesn't work with the clear height? It's off the list. Trailer court too tight for peak season? Same thing. By the time you're touring, you're only looking at space that can actually do the job.

And when we do tour, we walk the building the way your operations team would - dock flow, floor condition, racking layout - rather than the way it reads in a glossy flyer.
