When nothing on the market meets your clear height, footprint, or site requirements, build-to-suit is often the better route - especially in active corridors like Alliance / North Fort Worth, where entire industrial parks are master-planned around exactly this kind of requirement.
We work directly with developers, general contractors, and architects from land selection through delivery. That matters because everyone else in that room works for the developer - you need someone at the table who works for you.
That includes negotiating ground lease or purchase terms, checking site plans against what your operation actually needs - trailer court size, power capacity, room to expand later - and holding the construction schedule accountable to the occupancy date you need.
Build-to-suit timelines run longer than an existing-inventory deal, typically six to twelve months once permitting and construction are in the mix. We start this process early enough that a purpose-built facility stays a realistic option instead of something you find out about too late to pursue.
