Lancaster and DeSoto, running along I-35E south of Dallas, have emerged as DFW's newest big-box corridor - basically where large-footprint requirements end up once they need contiguous land that's already spoken for or simply doesn't exist further north.
New construction dominates the inventory here. Speculative big-box buildings frequently top 500,000 square feet, built with large national distribution requirements and future expansion in mind.
So much of the submarket has delivered recently that vacancy runs a bit higher than the more established corridors - and that works in tenants' favor. Rate is the lowest of any major DFW industrial submarket right now, and landlords know it.
Absorption has stayed strong as more large users discover the value, and the pipeline is still active. If size and price matter more to you than proximity to the urban core, this is frequently the best deal in the market.
