Great Southwest was DFW's first real industrial submarket, and it still shows - a dense, well-established base of buildings sitting almost exactly halfway between Dallas and Fort Worth, with SH 360 and I-20 running straight through it.
Because the corridor is largely built out, average clear heights run a bit lower than the newer suburban product - more commonly 24' to 32' - but location and infrastructure more than make up the difference. There simply isn't much vacant land left for large-scale new construction, which keeps this market structurally tight.
Labor is the real draw. This is the deepest labor pool in DFW, pulling from Dallas and Fort Worth workforces plus Arlington and Grand Prairie directly. When staffing reliability matters as much as square footage, that tends to be the deciding factor.
